What the data means.
Prices Continue to Climb
The Sarasota County median sale price for single-family homes reached $490,000 in April 2026, representing a 4.3% year-over-year increase. Despite higher interest rates, demand for Gulf Coast living remains strong — particularly in desirable neighborhoods near the waterfront and in established communities like Lakewood Ranch.
Inventory Is Stabilizing
With a 4.6-month supply of homes (2,929 active listings), the market is in a more balanced state compared to the tight inventory of 2022–2023. Buyers have more options than they've had in recent years, but well-priced homes in sought-after areas still move quickly.
Homes Are Selling in Under Two Months
The median 44 days on market indicates that while the market has cooled from the frenzied pace of 2021–2022, properties priced correctly are still selling within six weeks. Overpriced listings, however, are sitting longer — a signal that pricing strategy matters more than ever.
What This Means for Buyers
If you're considering purchasing in the Sarasota or Manatee area, the current market offers a window of relative balance. You'll have time to be selective, negotiate thoughtfully, and find the right property — but you should be prepared to act when you find it. Interest rates remain elevated, but so does the quality of life that draws people to this area.
What This Means for Sellers
Sellers who price competitively and present their homes well are still achieving strong results. The key is understanding that today's market rewards preparation: professional photography, strategic pricing, and a strong marketing plan make the difference between selling in 30 days versus 90+.
